Most importantly, it is a visual inspection
We inspect the Roof, Exterior, Structure, Plumbing, Electrical, Heating, Cooling, Interior and Insulation
We use a moisture meter to measure basement dampness, and specialize in basement dampness issues
We provide the purchaser with a guided tour of the property and point out all of our findings
We meet or exceed OAHI (Ontario Association of Home Inspector) standards
We provide a written report on site that includes cost estimates
Approximate time on site is 2-3 hours
When we leave the property, the purchaser knows as much about it as we do
We provide unlimited support afterwards (we become the purchaser’s personal building consultants)
We offer a free contractor referral service
Best of all, we offer a satisfaction guarantee - if the purchaser is not satisfied at the end of the inspection, then they do not pay
Pre-Offer Inspections (short time frame):

We can usually schedule an inspection within 24-48 hours so the client can get their inspection done before putting in an offer
In multiple offer situations, this knowledge can save you a lot of money
Pre-List Inspections (for vendor):
As above, plus
We provide 50 copies of a 1 or 2 page Inspection Summary for the listing agent to hand out at open houses
We provide the Inspection Summary in pdf format by e-mail, so more copies can be printed out if needed
The listing agent can provide us with names of clients who may call us to discuss the inspection over the phone at no extra charge
For a nominal fee ($225), we will return to the property and discuss the report and our findings with a prospective or successful purchaser
Tarion / New Home Warranty Inspections:
We provide inspection services for
PDI (Pre-Delivery Inspections)

As above, and we will also indicate items that typically go on the warranty forms
We are available as a neutral third party in the event that conciliation is required
For PDIs, the purchaser will be required to meet the inspector (at a nearby coffee shop) 30 minutes before the inspection to go over paperwork and discuss the process
Condo and Condo Townhouse Inspections:
As above, except the roof and exterior are covered by the condo corporation, so they are not within the scope of the inspection
Specialty Inspections
Indoor Air Quality (IAQ) Investigations:
Performed according to Canada Housing and Mortgage (CMHC) IAQ Investigation Protocol
We gather information from you to determine the need for an Indoor Air Quality Investigation
An Occupant Survey is used to pinpoint your concerns
We conduct a comprehensive analysis of your home for anything that impacts IAQ, analyzing how your house performs
We provide a written report of the property which outlines a Remediation Program
Our Remediation Program recommends solutions that will have a positive effect on IAQ and helps you prioritize them
High cost testing and sampling is performed rarely (only if required)
Fire Code Retrofit:
For multi-unit dwellings, up to 3 units
This is sometimes a requirement of lending institutions and/or insurance companies
We provide a written report of the property with respect to Ontario Fire Code Retrofit legislation
We outline any repairs that will be required to bring the building into compliance
Our recommendations allow repairs to be done before having the local fire department inspect the property (often a several month waiting period)
We provide cost estimates of said repairs
The written report is provided by email, typically within 48 hours
For a nominal fee ($225), we will return to the property to ascertain whether repairs have brought the building into compliance and provide a written report of our secondary findings
Renovation Oversight:
Obtain permits (where allowed by law)
Procure contractors for various tasks
Meet with each contractor once at job site
Attend required inspections by Electrical Safety Authority (ESA) and Buildings Department
Use of project management software
Weekly written progress report provided to owner

Site visits over and above Basic Service are billed bi-weekly at $100-$150 per visit (at least one visit per week should be expected, but typically 2-3 visits per week)
Drawings to be provided by owner from Architect or Designer (Registered or Qualified Designer as required by scope of activity)
